A Schedule of Condition is a report prepared on an existing building prior to any development works been carried out adjacent to or nearby. The preparation of such a report protects both the adjacent property owner and the developer as it records the current condition with a back-up photographic schedule. <\/span><\/p>\n

The report will identify the location, type and extent of any current defects in a building. Prior to any work being carried out to a property a schedule of condition should be undertaken to any adjoining properties to protect the interests of all concerned.<\/span><\/p>\n

A defects list and finishing schedule, often described as a \u2018Snag List\u2019 is the inspection and investigation of the construction and services of a newly built property in sufficient detail to allow the building surveyor to compile a list of shortcomings, defects and irregularities with the built property. <\/span><\/p>\n

This gives the client an opportunity to furnish the developer with a detailed list of snagging items, which should be attended to before the finalisation of Contracts.<\/span><\/p>\n
